All of us have long been accustomed to the fact that on almost all billboards every now and then hang ads for renting commercial premises, squares and residential apartments. And all this is not because the supply market is too large, but because the demand market is pushing entrepreneurs to develop more and more new ideas in the rental business in order to satisfy the needs of individuals and legal entities. The relevance of this business also lies in the fact that not everyone who wants to have their own housing or their outlet has enough money to immediately make such an expensive purchase, such as an apartment, private house or non-residential premises. In this case, all as one turn to landlords providing the service of renting the premises on time for a certain amount.

There are other cases, for example, an individual entrepreneur has a sufficient amount to buy a retail space, but it is not for sale, but rented out. To abandon the zone, which involves a large cross of people, not a single rational entrepreneur wants and, accordingly, draws up a lease. Like it or not, renting out real estate is more profitable than renting it. However, in order to become a landlord of real estate, you must first acquire it into your ownership. Which, as everyone understands, requires significant investment.

Rental of residential real estate In order to open a rental business related to residential premises, it is necessary to carefully calculate what income it will bring and in what time the funds invested in its beginning will pay off. Calculations are carried out according to the following formula. You need the amount that you plan to receive per year for renting the premises, multiply by one hundred, after subtracting the income tax of 13 percent from the planned income, divide by the cost of the purchased property, to which the costs of repair and decoration are added. The benefit if you specifically purchase an apartment in order to subsequently rent it out, at best will be equal to 7-8% of the amount you spent on its purchase and repair.

The situation with one-room apartments is no better – the percentage of possible revenue will not exceed five percent, which means that your investments will pay off after 23 years. The prospect is not the best, and if you have an amount that will allow you to buy an apartment, it will be more profitable to make a long-term bank deposit, which will pay off your investments much faster – in 14 years, since the bank deposit rate at the moment is 7.3% . However, it also happens that an apartment, for example, is inherited or given as a gift, that is, acquired without investing your funds. A speculative approach to business will reduce initial contributions to the purchase of real estate and accelerate the process of its payback. For example, if you decide to invest in a building under construction, then spend three, or even four times less, than if you made a purchase of a finished apartment. However, you have to wait four years, no less. But this option allows you to rent real estate with much greater benefits.

A separate type of lease is the lease of land. In this case, tenants can be both citizens and business partnerships, official joint-stock companies and other legal entities, including foreign citizens who do not have Russian citizenship, international organizations and even foreign states. Landlords of land owned by the state are only state bodies corresponding to the status: federal, regional or municipal. Private owners lease their land on their own. The main thing is that the land plan is presented in the lease agreement and its boundaries are clearly reflected, as well as the points that allow tenants to use the taken land for various purposes are noted. For example, if you have nothing against the fact that a shopping center is located on the territory of your site, then the contract will need to note the possibility of building residential or commercial buildings.
